Why are we getting water in the crawlspace?

Most people say:
A. The gutters are missing or the downspouts are too close to the foundation.
B. The grade is not away from the house.
C. The sprinklers are too close to the house.
D. You are over-watering.

They all may be true in part, but many times, even if you eliminate A-D, you still have problems because of heavy clay-type soils. Subsurface clay layers change the rules, and even though you can correct what you can see on the surface, visual evidence in the crawlspace will show that many times, you can only stop a portion of the water this way.
